McMullan & Co were engaged to carry out a reappraisal of an approved development which was not feasible in the current climate. The approved scheme comprised of replacing the existing single story bungalow with three very large detached houses each 3 stores over basement.
The site could not accommodate any more than 3 detached houses and the role involved developing a concept, preparing detailed cost estimates and carrying out financial appraisals on an iterative basis to optimise the designs. McMullan & Co proposed 3 individually designed houses which were significantly reduced in size. Planning permission for the new development was obtained in September 2014, construction works commenced in December 2014 and are scheduled to be completed in autumn 2015.
McMullan & Co’s role was to develop a financially viable project and provide the full range of project and cost management services including obtaining statutory approvals and compliance.
