Retail, Office & Residential development:
This project involved the development of a town centre site. The site was assembled by acquiring adjacent properties and the key building, Manor House. One of the initial tasks was a review of all the boundary issues, right of ways, way leaves for services since it had not been possible to obtain all of the properties within the block. The ability to construct a basement around these and the perimeter properties (including the retention of a listed frontage) on a site with very limited construction access was critical to the feasibility. Once this was confirmed, the full professional team was appointed and the selling agents nominated. A number of alternative schemes with different use mixes were examined before a final concept comprising retail units, offices and apartments was agreed and approved.
We developed the concept and managed the development through planning, tendering, construction, fit out and commissioning, delivering a quality development within time and on budget. Keeping the immediate neighbours informed and carrying out “condition surveys” of the adjacent properties plus having pre-agreed method statements for related excavations, structural works and interfaces were crucial in ensuring that there were no appeals to the planning application and/or requirement to cease works during construction.
